About Us
our Popoyo love story began in 2005
We visited Popoyo for the first time on a vacation in the Spring of 2005. We instantly knew we landed somewhere extraordinary. Those first moments on the beach planted the seed of what is now Finca Popoyo.
learn more about what makes this place so special
There are very few places left in the world where world-class surf, uncrowded beaches, natural beauty, and genuine development opportunity still exist in the same place. Popoyo is one of them. Located on Nicaragua’s Emerald Coast, Popoyo has quietly evolved into one of Central America’s most desirable coastal destinations while maintaining the authenticity and character that first attracted surfers, travelers, and adventurers to the region decades ago.
At its heart, Popoyo is defined by the ocean. This stretch of coastline is home to some of the most consistent and diverse surf in the Americas, with an extraordinary variety of waves packed into a relatively small area. From the powerful peaks of Popoyo Main Break to the long walls of Lance’s Left, the playful waves of Playgrounds, the reefs of Outer Reef, the beaches of Bahía Punta Sardina, and the barrels of Playa Colorado, there are waves for every level of surfer and nearly every type of swell. What makes the surf truly exceptional is its consistency. Thanks to the offshore winds generated by Lake Nicaragua, the coastline often enjoys clean conditions throughout much of the day. It is common to paddle out at sunrise and still find organized, glassy waves well into the afternoon, a rarity in many surf destinations around the world.
Yet surfing is only part of what makes Popoyo special.
Life here moves at a different pace. Mornings begin with coffee overlooking the Pacific. Days are spent in the ocean, exploring tide pools, fishing, horseback riding, practicing yoga, or simply enjoying the rhythm of the coast. Evenings end with sunsets that paint the sky in shades of gold, orange, pink, and purple before the stars emerge over the ocean.
Unlike many resort destinations that have been heavily developed, Popoyo still feels connected to its surroundings. Fishing villages, open landscapes, grazing cattle, tropical forests, and long stretches of undeveloped coastline create a sense of space and freedom that has become increasingly difficult to find elsewhere.
Over the past decade, the area has experienced steady growth driven by boutique hotels, surf lodges, wellness retreats, restaurants, and thoughtfully planned communities. Development has remained relatively low-density, preserving the natural character that makes the region so appealing while gradually improving amenities and infrastructure.
For buyers and investors, this creates a compelling opportunity. Compared to established surf markets in Costa Rica, Mexico, and Panama, property values in Popoyo remain remarkably accessible. Ocean-view land, beachfront homesites, and development parcels can still be acquired at prices that would be difficult to find in many comparable coastal destinations.
At the same time, the region continues to gain momentum. Infrastructure improvements, increasing international tourism, expanding hospitality offerings, and the continued development of the Carretera Costanera are helping connect Nicaragua’s Pacific coast while bringing greater visibility to the area.
Many people arrive in Popoyo because of the surf. Many stay because of the lifestyle.
For those seeking a place where natural beauty, adventure, community, and long-term potential intersect, Popoyo offers a rare opportunity to become part of one of the Pacific coast’s most exciting emerging destinations.
